Spring Valley & Southwest Las Vegas Commercial Contractor

Tenant improvements and commercial construction in Spring Valley and the southwest valley, most of which is unincorporated Clark County with its own permit path and land-use review.

Spring Valley is unincorporated Clark County

Spring Valley is not a city. It is an unincorporated town in Clark County, west of the Strip and roughly between the 215 Beltway and Sahara Avenue, even though its addresses say "Las Vegas." Building permits are issued by the Clark County Department of Building & Fire Prevention, with applications through the County's online portal. Land-use items such as zone changes, use permits, waivers and design reviews go to the Spring Valley Town Advisory Board for a recommendation before the County Planning Commission or County Commission decides. Most interior tenant improvements never need that step, but a change of use, an exterior change or a new pad building might. We find out early.

Clark County review times you can plan around

Clark County publishes first-review goals by project valuation: 21 days for commercial projects of $250,000 or more, 14 days for commercial minor projects under $250,000, and 7 days for qualifying projects under $100,000 that already have zoning approval. Corrections and later reviews have a 10-day goal. The County also publishes monthly reports of actual averages. Those numbers make Spring Valley schedules more predictable than many owners expect, as long as the submittal is complete the first time. Our permit timeline guide compares every jurisdiction in the valley.

What we build in the southwest valley

Spring Valley and the wider southwest valley have a dense mix of professional office buildings, medical and dental suites, neighborhood and community retail centers, and restaurants, including the busy commercial corridors along Spring Mountain Road, Flamingo Road and Rainbow Boulevard. We build medical and dental office build-outs, office build-outs, and retail and restaurant tenant improvements. For healthcare operators we also build ambulatory surgery centers.

Second-generation spaces

Much of the southwest valley's commercial space has had more than one tenant. A second-generation suite can save time and money because the restrooms, ceilings, HVAC distribution or even a kitchen hood may be reusable. It can also hide problems: undersized electrical service, HVAC that won't cover a new room layout, or plumbing in the wrong place for exam rooms or a prep line. Before you commit to a space, we can walk it with you and tell you what can stay and what has to change.
