Surgery Center Contractor in Las Vegas
Surgery centers are Modern Ridge Builders' deepest area of specialization. We build new freestanding ASCs, convert existing clinical space and expand operating facilities across the Las Vegas Valley — with the field-level control an ASC schedule demands.
Why ASC construction is different
An ambulatory surgery center is not a standard medical office with bigger rooms. Regulatory requirements, infection-control standards, equipment coordination and phasing make ASC construction unlike any other building type. Operating rooms and sterile processing depend on HVAC pressurization relationships, filtration and air-change rates that have to be designed, built and then proven. Medical gas, emergency power and the electrical load for surgical and imaging equipment all have to be roughed in precisely, because correcting them after walls close is slow and expensive.
On top of the building itself, an ASC has a path to licensure and accreditation. The construction schedule has to line up with inspections, equipment delivery, owner-furnished items and the date your clinical team expects to start seeing patients. That is why we treat the surgery center as a sequence of decisions to protect — not just a list of trades to schedule.
How we approach a surgery center build
Preconstruction first. Tyler Grove reviews the plans and specifications in detail, builds a quantity takeoff, and solicits subcontractors who understand healthcare work. The goal is a budget and schedule that hold, not a low number that falls apart at the first RFI.
Regulatory coordination. We plan the build around the accreditation and licensing path you are pursuing — for example AAAHC or The Joint Commission, plus Nevada state health requirements — and coordinate with your design team and the authority having jurisdiction from preconstruction through final inspection.
MEP and medical gas. Surgical-suite HVAC, medical gas systems and the electrical infrastructure for surgical and imaging equipment are planned with the engineers and specialty subcontractors before rough-in, then tracked through submittals, inspections and testing.
Phased delivery in occupied facilities. If you are expanding or renovating a center that is already operating, we phase the work to keep existing operations running while new or renovated space comes online.
Closeout built for opening day. Punch list, final inspections, certificate of occupancy, owner training and warranty documentation are organized so your team can move toward licensure without chasing paperwork.
Planning questions to answer before design is final
The decisions that most affect an ASC's cost and schedule are usually made before construction starts. How many operating and procedure rooms will open on day one, and how many are planned for later? Will sterile processing be on site? Which accreditation path and which Medicare certification requirements apply? What imaging and surgical equipment is owner-furnished, and what are its power, structural and shielding needs? Will the building need an essential electrical system and generator, and where will medical gas sources and manifolds live?
Getting those answers early lets the design team, the engineers and the contractor price and schedule the real building. In preconstruction we work through these items with your team and flag the ones that carry the most cost or lead-time risk, so there are fewer surprises once the work is in the field.
Licensure and life-safety coordination
In Nevada, surgery centers are licensed through the state's Division of Public and Behavioral Health, and centers pursuing Medicare certification or accreditation must also satisfy those programs' physical-environment requirements, including the Life Safety Code (NFPA 101) and, where it applies, the Health Care Facilities Code (NFPA 99). The local building and fire departments inspect on their own track. Our job is to make sure the construction sequence, testing and documentation support every one of those reviews — HVAC balancing reports, medical gas certification, fire-alarm and sprinkler acceptance and the closeout package your administrator will be asked for.
Permits in Southern Nevada: plan for the right jurisdiction
The Las Vegas Valley is several permitting jurisdictions, not one. A site inside city limits goes to the City of Las Vegas; much of the Strip corridor and many surrounding areas are unincorporated Clark County; Henderson and North Las Vegas each run their own building and fire departments. Each has its own plan-review queue, submittal format, inspection scheduling and fire-department requirements, and some scopes also need sign-off from another agency — the Southern Nevada Health District for food service, for example. Confirming the jurisdiction and the full list of required approvals is one of the first things we do, because a schedule built on the wrong permit path is not a schedule.
Frequently asked questions
Does Modern Ridge Builders build ambulatory surgery centers?
Yes. Surgery centers are our main specialty. We build new freestanding ASCs, convert existing clinical space and expand operating centers in Las Vegas, Henderson and Southern Nevada.
Can you work in a surgery center that is still operating?
Yes. We phase construction so existing operations can keep running while new or renovated spaces come online. The phasing plan is set with your clinical and facilities team before work starts.
Who manages my project day to day?
The same people who bid your job manage it through completion. You get direct access to Tyler Grove, who has worked as a superintendent, project manager and estimator since 2005.
