Medical & Dental Office Build-Outs in Las Vegas

Modern Ridge Builders builds medical offices, specialty clinics, diagnostic imaging and outpatient spaces across the Las Vegas Valley and Henderson — from shell space and second-generation suites to full healthcare tenant improvements.

A healthcare build-out is a business decision on a clock

Most medical and dental practices are paying rent, carrying equipment financing and planning a patient schedule before construction is finished. A build-out that runs long costs the practice real money every week. That is why our process starts with an honest budget and a schedule that accounts for the parts of healthcare work that usually cause delays: plumbing for exam rooms and operatories, dedicated electrical for equipment, low-voltage and IT, shielding or special requirements for imaging, and the inspection sequence.

We build to healthcare construction standards and coordinate early with your architect, engineers and equipment vendors so rough-in locations match what is actually being installed.

Medical office build-outs

We build medical office buildings and suites, specialty and multi-specialty clinics, imaging and diagnostic centers, and infusion and treatment suites. Typical scopes include exam and procedure rooms, nurse stations, reception and waiting areas, lab and clean/soiled utility rooms, staff areas and the mechanical, electrical and plumbing systems behind them.

Dental office build-outs

Dental offices pack a lot of infrastructure into a small footprint: plumbing, air and vacuum lines to every operatory, equipment rough-ins that have to match the chairs and cabinetry being ordered, sterilization areas and imaging space. We coordinate those rough-ins with your designer and dental equipment supplier before slabs are trenched and walls are framed, so the install goes in without rework.

How we run it

Plan review and takeoff, subcontractor solicitation and a budget you can trust. Then CPM scheduling, early procurement of long-lead items, active field supervision, weekly owner reporting and fast RFI and submittal turnaround. At the end, a systematic punch list, final inspections, certificate of occupancy and warranty documentation.

Questions that shape a medical or dental build-out budget

Before pricing, it helps to know the number of exam rooms or operatories, whether any procedure rooms need special HVAC, the imaging equipment planned and whether it requires shielding, the location of sterilization and lab areas, and how much of the existing suite's plumbing, electrical and HVAC can be reused. In second-generation suites, reusing infrastructure can save real money — but only after someone verifies capacity and condition. We review those items during preconstruction so the budget reflects the space you actually have.

Working with your landlord, designer and vendors

Medical and dental build-outs involve more parties than most tenant improvements: the landlord and their criteria, the architect and engineers, the equipment and cabinetry suppliers, IT and security vendors and, for imaging, the physicist or vendor who specifies shielding. We keep a single schedule and a single list of open decisions so rough-in locations, delivery dates and inspections line up. You get weekly updates on what is done, what is next and what we need from you.

Permits in Southern Nevada: plan for the right jurisdiction

The Las Vegas Valley is several permitting jurisdictions, not one. A site inside city limits goes to the City of Las Vegas; much of the Strip corridor and many surrounding areas are unincorporated Clark County; Henderson and North Las Vegas each run their own building and fire departments. Each has its own plan-review queue, submittal format, inspection scheduling and fire-department requirements, and some scopes also need sign-off from another agency — the Southern Nevada Health District for food service, for example. Confirming the jurisdiction and the full list of required approvals is one of the first things we do, because a schedule built on the wrong permit path is not a schedule.

What to have ready when you request a bid

You do not need a finished set of drawings to start a conversation, but the more of the following you can share, the faster and more accurate the first number will be: the address and suite, the approximate square footage, your target opening or move-in date, any architectural or MEP drawings you have (even preliminary), the landlord's work letter or tenant criteria if you are leasing, and a list of owner-furnished equipment. If you have a budget in mind, say so early — it helps us tell you honestly whether the scope and the number fit, and where the trade-offs are.

Frequently asked questions

Do you build dental offices as well as medical offices?

Yes. Dental office build-outs are healthcare tenant improvements, and we coordinate operatory plumbing, air, vacuum and equipment rough-ins with your designer and equipment supplier.

Can you start from a shell or a second-generation suite?

Yes. We build out cold shell space and renovate existing medical suites. The right path depends on what is already in place, which we review during preconstruction.

Will I get regular updates during construction?

Yes. Weekly owner reporting and a direct line to the person running your job are standard on every project.
