Tyler Grove has worked in commercial construction since 2005 — first with a family-owned commercial company, then as owner of Golden Creek Construction from 2014 to 2023, and now as principal of Modern Ridge Builders. Permits and inspections across the valley

"Las Vegas" covers more than one jurisdiction. A site inside city limits goes through the City of Las Vegas, while much of the Strip corridor and many surrounding areas are in unincorporated Clark County, and North Las Vegas and Henderson run their own building departments. Plan review, inspection scheduling and fire requirements differ between them. We confirm the jurisdiction early and build the permit and inspection path into the schedule instead of discovering it later.

Questions to ask before you sign a lease or a contract

If you are leasing space in Las Vegas, involve a contractor before the lease is final when you can. A quick walk-through and a review of the landlord's work letter can show whether the existing HVAC, electrical service, plumbing and restrooms will support your use, and what the build-out is likely to involve. That information can change which space you choose, or what you negotiate in the TI allowance. For owners, early contractor involvement helps check budget and schedule while the design can still change.

What to have ready when you request a bid

You do not need a finished set of drawings to start a conversation, but the more of the following you can share, the faster and more accurate the first number will be: the address and suite, the approximate square footage, your target opening or move-in date, any architectural or MEP drawings you have (even preliminary), the landlord's work letter or tenant criteria if you are leasing, and a list of owner-furnished equipment. If you have a budget in mind, say so early — it helps us tell you honestly whether the scope and the number fit, and where the trade-offs are.
