Office Build-Out Contractor in Las Vegas

From open-plan workspaces to private executive suites, Modern Ridge Builders builds corporate offices, multi-tenant improvements and Class A tenant improvements across the Las Vegas Valley.

Offices that work the day you move in

A good office build-out is mostly invisible: the HVAC keeps up with a full conference room, the data drops are where the desks actually go, the glass partitions are plumb and quiet, and the breakroom has the power and plumbing it needs. Getting those details right takes coordination between your designer, your IT and AV vendors and the trades in the field.

We coordinate those pieces early, track submittals on long-lead items like glass systems and millwork, and keep you informed with weekly owner reporting so your move-in date stays realistic.

What our office work looks like

Our Sustain Vegas tenant improvement in Las Vegas shows the kind of office work we do: an open-plan buildout, a breakroom with millwork, a glass partition suite and an exposed steel and concrete ceiling. View the photos.

Multi-tenant and spec suites

For landlords and property managers, we build multi-tenant improvements and spec suites that help lease space faster, while protecting the building and coordinating with existing tenants and building rules.

What drives an office build-out budget

For most office projects, the largest variables are the amount of new partitioning and glass, ceiling and lighting changes, HVAC zoning, the number of restrooms and breakrooms, and the low-voltage and audio-visual scope. Finishes matter too, but layout decisions usually move the number more. Early in preconstruction we can price alternates — for example, glass versus drywall fronts or exposed versus finished ceilings — so you can make trade-offs with real numbers instead of guesses.

Building out space in an occupied building

Many office build-outs happen on a floor or in a building where other tenants keep working. That means agreed working hours for noisy or dusty work, protected paths for deliveries, coordination of fire-alarm and sprinkler shutdowns with building management, and a clean site at the end of every day. We plan those details with the landlord before mobilizing so the project does not become a problem for the neighbors.

Permits in Southern Nevada: plan for the right jurisdiction

The Las Vegas Valley is several permitting jurisdictions, not one. A site inside city limits goes to the City of Las Vegas; much of the Strip corridor and many surrounding areas are unincorporated Clark County; Henderson and North Las Vegas each run their own building and fire departments. Each has its own plan-review queue, submittal format, inspection scheduling and fire-department requirements, and some scopes also need sign-off from another agency — the Southern Nevada Health District for food service, for example. Confirming the jurisdiction and the full list of required approvals is one of the first things we do, because a schedule built on the wrong permit path is not a schedule.

What to have ready when you request a bid

You do not need a finished set of drawings to start a conversation, but the more of the following you can share, the faster and more accurate the first number will be: the address and suite, the approximate square footage, your target opening or move-in date, any architectural or MEP drawings you have (even preliminary), the landlord's work letter or tenant criteria if you are leasing, and a list of owner-furnished equipment. If you have a budget in mind, say so early — it helps us tell you honestly whether the scope and the number fit, and where the trade-offs are.
