Industrial & Ground-Up Commercial Construction

Modern Ridge Builders builds warehouses, distribution space, flex industrial and R&D space and light manufacturing facilities — plus ground-up commercial buildings — across Southern Nevada, built for function and durability.

Built for how the building will be used

Industrial and flex space is judged by how it performs: clear heights, dock and door locations, power for equipment, slab performance, office-to-warehouse ratios and how easily the space can be re-leased later. We build with those operating needs in mind and coordinate closely with your design team and equipment vendors.

Ground-up and tenant improvements

We handle ground-up development as well as industrial tenant improvements — office build-outs inside warehouses, demising for multi-tenant buildings and upgrades for new users. Every project gets the same field-level supervision, CPM scheduling and weekly owner reporting.

Planning industrial and flex space

Industrial and flex projects are shaped by how the building will actually be used. The questions that matter most are the storage and racking plan, which affects fire-sprinkler design and may trigger high-piled storage requirements; the power the operation needs; dock and door layout; office and restroom areas; and the heat load inside a Southern Nevada building in summer, which drives insulation, ventilation and HVAC choices. Answering those questions early keeps the design and the budget aligned with the operation.

Ground-up and conversion work

Some industrial projects start with a pad; many start with an existing building that needs office build-out, new power, upgraded fire protection or a change of use. For either, we begin with plan review and a detailed takeoff, solicit qualified subcontractors and build a CPM schedule that accounts for long-lead electrical gear and other equipment. Then we manage the work in the field with weekly owner reporting through closeout.

Office and support space inside industrial buildings

Many industrial projects include an office area, break rooms, restrooms and sometimes a mezzanine. Those spaces are built like a tenant improvement inside a larger building, with their own HVAC, lighting, accessibility and fire-separation requirements. Planning them together with the warehouse scope — instead of as an afterthought — keeps the permit submittal clean and avoids rework when the rest of the building is already finished.

Is our license a fit for your project?

Modern Ridge Builders LLC holds Nevada State Contractors Board license #0095536. Nevada licenses carry a classification and a monetary limit that define the size and type of project a contractor can take on. When you call, tell us the scope and approximate value and we will tell you straight away whether the project fits.

Permits in Southern Nevada: plan for the right jurisdiction

The Las Vegas Valley is several permitting jurisdictions, not one. A site inside city limits goes to the City of Las Vegas; much of the Strip corridor and many surrounding areas are unincorporated Clark County; Henderson and North Las Vegas each run their own building and fire departments. Each has its own plan-review queue, submittal format, inspection scheduling and fire-department requirements, and some scopes also need sign-off from another agency — the Southern Nevada Health District for food service, for example. Confirming the jurisdiction and the full list of required approvals is one of the first things we do, because a schedule built on the wrong permit path is not a schedule.

What to have ready when you request a bid

You do not need a finished set of drawings to start a conversation, but the more of the following you can share, the faster and more accurate the first number will be: the address and suite, the approximate square footage, your target opening or move-in date, any architectural or MEP drawings you have (even preliminary), the landlord's work letter or tenant criteria if you are leasing, and a list of owner-furnished equipment. If you have a budget in mind, say so early — it helps us tell you honestly whether the scope and the number fit, and where the trade-offs are.
